Interior Construction
- Approximately 8’ ceilings throughout, except where ceilings maybe modified to accommodate mechanical systems or other dropped areas
- Baseboard, painted white
- 2 panel interior doors with door and window casings, painted white
- Lever interior door latch sets, with door hinges in matching finish
- Stained oak stairs and handrail with oak pickets in applicable units from builder’s sample.

Flooring
- Laminate flooring for all living area as per plan, chosen by the builder.
- Gypcrete flooring with required fire rating and sound proofing between units as per plan

Bathrooms
- 3-piece white fixtures including: shower or tub, toilet and sink on bedroom levels of all models as per plan
- 2-piece white fixtures including pedestal sink and toilet, where applicable, on main floors
- Quality ceramic tile flooring in powder rooms and bathrooms from builder’s sample
- Ceramic wall tiles over tubs and in showers
- Vanity in bathroom with quartz counter top (from Builder’s sample)
- Installed accessories including towel bar and toilet paper holder in bathrooms, and toilet paper holder in powder
- Exhaust fans installed in washrooms are on a separate switch and exhausted to outside
- Single lever faucet in all sinks and showers
- Privacy locks on all bathroom dors

Kitchens
- European-style cabinets from builder’s samples with quartz counter-tops
- Stainless steel sink with single lever faucet
- Exhaust hood fan vented to outside
- Complete 5-piece energy star appliances including, fridge, glass-top electric range, dishwasher and microwave with exhaust hood fan, all with stainless steel finish

Electrical
- 100 amp service with circuit breakers as required
- Exteriors and bathroom receptacles to have ground fault interrupt where applicable
- Heavy-duty electrical cable outlet for dryer and electric stove
- Telephone and cable rough-ins, location determined by the builder
- White switches and receptacles throughout
- Combination of smoke and carbon monoxide detectors on all floors

Mechanical, plumbing and heating
- White stacked or side by side washer and dryer as per plan
- Individually controlled forced air heating and air conditioning system
- Installed rental gas hot water heater
- Dryer vent hook up vented to outside

Colour selection and finishes
- The builder shall provide a selection of standard and upgrade package to be chosen by the purchaser
- The purchaser acknowledges and agrees that variations in colour and shade may occur and the colours, patterns and availability of samples displayed in the sales centre and model home may vary from those displayed and available at the time of colour selection
