INSULATION AND DRYWALL

- R 50/60 insulation in the Attic
- California textured ceilings
- Insulated basement as per code (if applicable)
- Garage to be dry walled, one coat of taping

TRIM, DOORS AND HARDWARE
- White painted 2-3/4" CASINGS and 4-1/8" colonial style or better BASEBOARDS THROUGHOUT
- 800 Series doors, spray painted Quality hardware from builder samples on specified areas in the main floor as per plans
- Vinyl coated, wire shelving in all closets, 4 shelves in linen closets and 1 shelf in all other closets

STAIRS & RAILINGS
- Hand stained Poplar stairs to bedroom area and basement with wood handrail as per plans
- If the stairs are stained, they will be stained on site and generally they will be close (as much as possible) to the colour of the hardwood on the landing, but in no way, will be identical to the color and grain of the hardwood.

PAINTING
- Pearl paint used throughout on trim
- Three colors selection included plus white trim color
- Paint colors selected from builders' samples

FLOORING
- Select grade Engineered hardwood flooring from builder samples in living floor area and upper level hallway
- Quality carpet flooring from builder samples in bedrooms
- Tile only included in foyer, kitchen, dinette, ensuite, main bath and laundry from builder sample

KITCHEN, BATHROOMS AND LAUNDRY
- Kitchen cabinets, bathroom vanities, and countertops supplied and installed. All cabinets are laminated MDF cabinets. Countertop is quartz from builder samples.
- Backsplash in Kitchens from builder samples

MIRRORS
- Standard mirrors in bathrooms above sinks

OTHER ITEMS
- Lot to be graded and sodded as per grading plans
- Handy Paver Driveway 12" x 12" included
- Central vacuum rough in
- Lighting allowance $850
- Seller will provide Survey Certificate at no extra cost on closing
