内部设计

EXTERIOR FEATURES
- Nine foot ceilings throughout the main floor of the home or as per plan.
- Clay brick with architectural detailing as per plans. Some home plans may have options available such as quality stone fronts or stucco. See plans for details.
- Maintenance free heavy duty aluminum soffits, fascia, eaves trough and downspouts.
- Sectional, steel clad, insulated, roll up garage doors as per plan.
- Long lasting limited lifetime fiberglass designer self sealing shingles with 3/8" plywood sheathing on roof.
- Oversized, high quality maintenance free vinyl casement or sliding type thermo-pane windows with Low "E" and argon gas filled. Removable screens on all operating windows and colonial grills on front elevations. Dashwood brand or approved equivalent.
- All exterior doors to be insulated metal with keyed-alike deadbolts and magnetic weather stripping. Some home plans include French doors, terrace doors or sliding doors.
- Anti-tarnish gripset for front door. Anti-tarnish bright brass, antiqued, or chrome finishes available for all exterior hardware.
- Two exterior hose bibs. One located in the garage and the other at the rear of the home.
- Two exterior electrical receptacles. One located in the front of the home and one at the rear.
- Landscaping to include crushed stone driveway and walkway to front door.

BASE CONSTRUCTION
- Poured concrete (20 mpa) basement walls with reinforcing where necessary. Optional extra high basements available.
- Exterior basement drainage layer for dry basements. 3/4" Drymax subfloors, nailed, screwed and glued with 2" X 10" floor joists.
- 2" X 6" Exterior walls with all dry lumber construction.
- R22 insulation in the walls. R50 in the flat ceilings and R12 in the basement walls as per Ontario Building code.
- CD type drywall on all ceilings.
- Garage to be drywalled and finished with one coat of paint.
- Cut stucco ceilings in entry and great room. Textured finishes in all rooms where applicable.

PLUMBING
- Main bath with a one piece acrylic tub/shower enclosures in white finish with Moen Brantford temperature balancing valves in chrome. American Standard china sinks in white with Brantford faucets in chrome.
- Some plans include a tiled shower from standard builders samples (see plans for details) with Moen temperature balancing valves in a chrome finish.
- Some plans include free standing tubs with Moen Brantford or Eva faucets in a chrome finish. Optional tiled showers for a 4 piece ensuite available as an upgrade (see plans).
- American Standard china sinks in white and Moen Brantford or Eva faucets in chrome.
- Main bath includes a one piece acrylic tub/shower unit with Moen plumbing fixtures from builders samples.
- All toilets to be American Standard comfort height toilets, with insulated tanks and with water saving option in white.
- Mirrors over vanities within 6" of vanity length.
- Ceramic tile on all bath floors.
- Laundry to include a single compartment molded laundry tub in a base cabinet with applicable washer connections.
- Plumbing connections for dishwasher.
- 50 gallon hot water tank (rental unit).
- Rough in for future three piece bath in the basement.

HEATING
- High efficiency gas forced air RUUD furnace or equal with ductwork sized for air conditioning.
- Complete RUUD air conditioning sized to home with high and low cold air duct returns.
- Heat Recovery Ventilation (HRV) systems for better air quality, energy efficiency and comfort.
- Gas Line for future gas stove and dryer.

ELECTRICAL
- 100 amp. electrical service with breaker type panel.
- All copper electrical wiring.
- $2,000 lighting allowance.
- Three cable tv outlets and three telephone outlets.
- 220 volt outlets for stove and dryer.
- Two GFI plugs for exterior and one in each bathroom.
- Standard stainless chimney style stove fan, doorbell, plug for future garage door opener and low voltage switch lighting.
- Optional 4" incandescent pot lights available.
- Smoke detectors and C02 detectors interconnected on each floor.

INTERIORS
- Painted 800 series or Lucchetta sample doors with upgraded 2 3/4" casings with 4 1/4" colonial style baseboards.
- Double shelving on entrance and master bedroom closets and single shelving in remaining. Linen closet with four rows of shelving where applicable.
- French doors and columns to be priced separately unless marked on plans.
- Antiqued brass, nickel or venetian bronze levered type door hardware (other finishes available) on all interior doors. Optional upgraded backplates available. Heavy duty pocket door hardware where applicable. Privacy locks on all bathroom doors.
- Large oak handrails with metal spindles and carpeted staircase from builders samples. (as per plan if applicable).
- Quality kitchen cabinets. Oak raised panel, bathroom cabinets and laundry cabinet in a wide selection of elegant finishes including post formed countertops. Allowance of $18,000.00
- Luxurious granite countertops (up to level 3) in kitchen with standard undermount sink and pull down faucet from builders samples.
- Painted enamel alkyd paint on all trim in Lucchetta White. Painted enamel alkyd paint on all exterior trim where applicable.
- High quality latex paint on interior walls in 3 colour choices.
- Stained and varnished oak railings in various stain finishes (if applicable).
- Cut glass mirrors in all bathrooms.
- Rough in for central vac.
- Rough in for future security system.

FLOORING
- Ceramics in entrance, kitchen, dinette, laundry and all bathrooms from builders samples. Large selection of standard tiles (including oversized 12" X 24") to choose from.
- Quality broadloom including berbers with 8lb. high density underpad from standard builders samples.
- Access to flooring supplier for any upgrading.
