Structural Upgrades
- 10" thick basement foundation walls (except for garage foundation walls and front porch foundation walls which will be 8" thick)
- Higher 8'4" basement foundation height pour
- 6" poured concrete party walls between the units with 2"x4" studs, batt insulation and drywall on each side of the block party wall for enhanced security and sound dampening
- 9' ceiling on main floor
- Wood "I" floor joists with 3/4" premium engineered OSB subfloor
- Covered front porch
- Fully covered rear deck – See exterior finish upgrades for additional details - 2"x4" exterior walls featuring R14 batt insulation and 2" insulated zip panel exterior sheathing (R9.6)
- Owens Corning TruDefinition Duration (limited lifetime shingles) in black colour with 1/2 spruce plywood roof sheathing
Window, Exterior Door and Garage Door Upgrades
- Black triple glazed vinyl windows with no grills (black finish on the exterior and interior of the windows). Applies to above grade windows only. Poured in place basement windows will remain white
- Mastergrain contemporary (wood grain) textured stainable fibreglass slab front door with flat trim and Linea chord privacy glass - 8' tall with multi point locking system. See Schedule "B-3".
- Emtek front door hardware with Helios lever (in black finish). See Schedule "B-4".
- Richard-Wilcox Styleview series garage door in black aluminum finish with satin tempered glass and high lift track hardware. See Schedule "B-5". - Liftmaster 8500C side mount jack shaft automatic garage door opener with 2 remotes (in total), one exterior numeric keypad and one wall control.
Plumbing and HVAC Upgrades
- The large side windows in the Den/Bedroom 2 of Type A units (Unit 8, 9, 12 & 13) and the large side kitchen window in Type C2 (Unit 5) will be sprinklered as required by the Ontario Building Code (OBC)
- Recirc return line to be run to all main floor bathrooms and kitchen to reduce the amount of time required for hot water. Not included in main floor laundry room.
- Gerber "Logan" series rectangular undermount white sink Blanco Formera undermount stainless steel sink (3 configurations to choose from) with Riobel Pronto single hole pull down kitchen faucet (PO101SS) in stainless steel finish Gerber "Logan" series rectangular undermount white sink with Riobel Quadrik (QAS01C) single hole chrome faucet and Gerber Avalanche 2-PC white toilet (comfort height, elongated bowl, soft close seat) in the main bath and ensuite. - Mirolin Tucson 60"x32" skirted soaker tub with tiled walls (no tile on ceiling), Riobel Quadrik QA71C pressure balancing shower valve and trim in chrome finish in the main bath of all units except Unit Type "C2" which will have a Mirolin Tucson 3 72"x36" skirted soaker tub with tiled walls (no tile on ceiling).
- Where there is a soaker tub and separate shower in the ensuite the walls at the soaker tub will be tiled to up to the ceiling. No tile on the ceiling.
- Ceramic tile shower enclosure in the ensuite is included with frameless glass, Riobel pressure balancing shower valve and trim (chrome) with chrome slide bar. Includes "Kerdie" waterproof membrane and 1 pot light.
- Freestanding plastic (poly) laundry tub with legs will be supplied and installed in the basement of all units with Moen utility faucet 4872 in chrome finish, except for unit type C1, C2, C3 and C4.
- Laundry base cabinet with laminate countertop, Riobel Simplicity faucet (SM101C) in chrome finish and Cantrino Koncepts stainless steel single hole drop-in tub (MS018) will be included in the main floor laundry of unit type C1, C2, C3 and C4 only. See Schedule "B-6"
- Drain and waterlines in basement rec-room for future wet bar (interior units only)
- Water line for fridge
- Gas line for stove (includes 110v outlet) Gas line for BBQ
