1. Solid exterior architecture utilizing genuine clay brick and/or stone and/or stucco and featuring
wood or hardie board detailing, and prefinished vinyl or aluminum siding, as per applicable model.

4. All roof areas to be covered with 25 year manufacturer’s warranty self-sealing shingles to

11. Quality metal insulated roll-up sectional garage door(s) with decorative glass inserts, as per
applicable plan.
12. Fully sodded lot (front, sides and rear) with precast concrete walk from driveway to front entry.
Repairs due to settlement one time only.
13. Driveway to be paved with base & finish coat asphalt.
14. Front entry door(s) to receive sidelight and/or transom window, as per applicable plan.
15. Satin Nickel front door grip-set, dead bolt, and black front coach lights.
16. Metal insulated door from garage to house, as per applicable plan, if grade permits. If grading
requires, at the Vendor’s discretion, the laundry room may be sunken to accommodate the garage

17. Where a deck or semi walkout condition is applicable, the following feature is included:

outlet only. Rooms with two storey ceilings will receive a switched outlet and a capped outlet for
future ceiling light fixtures. All fixtures selected by Vendor.
52. Interior door chime selected by Vendor.
53. Interior smoke detectors selected by Vendor.
54. Carbon monoxide detector selected by Vendor.
55. Rough in for Cable T.V – (with future internet capabilities) one in master bedroom and second in
family room, location determined by Vendor.
56. Rough-in for telephone cable – (with future internet capabilities) one in kitchen, family room (or
living room if no family room) and master bedroom.
57. White Decora switches and receptacles throughout.

Home Comfort:
58. Energy saving insulation as per Ontario Building code requirements with 2 x 6 or 2 x 4 above grade
construction.
59. Upgraded foam insulation to rooms above unheated areas, such as garages & porches.
60. Quality engineered high efficiency Carrier or Lennox forced air gas furnace with ducting
sized to accommodate future central air conditioning.
61. Drainwater Heat Recovery Pipe to be installed at applicable stack location.

Painting:
62. Purchaser’s choice of one colour paint for interior walls throughout from Vendor’s samples.
63. Interior doors and trim painted white.
64. Decorator textured ceiling in all rooms except kitchen, bathrooms and main floor laundry.
65. 4” smooth border to all decorator textured ceilings.

Flooring:
66. Choice of 13 x13 ceramic tile on main floor including foyer, kitchen, breakfast, main hall,
powder room, laundry and second floor bathrooms, as per applicable plan.
67. Choice of ceramic floor tile in second floor laundry room from Vendor’s standard samples,
as per applicable plan.
68. Quality 7” Laminate flooring in natural finish throughout main floor, except tiled areas.
69. Luxurious wall-to-wall broadloom flooring with quality underpad throughout on second
floor, except tiled areas. (Choice of one colour for upper hall; second colour for bedrooms;
OR one colour throughout.)
70. All subflooring will be refastened with screws and sanded prior to floor finishing.

Also Included:
71. A private 2 hour Interior Design Consultation to select interior finishes.
72. Rough-in for central vacuum system, for a minimum of two outlets.
73. Rough-in for security system wiring to ground floor door and windows, plus one motion detector location to be determined by Vendor.
74. Basement drainage layer to be installed on foundation wall to prevent water penetration into
basement.
75. Poured concrete basement walls complete with weeping tile. Cement finish to exterior walls above
grade.
76. Dependable steel beam construction basement.
77. Steel reinforced concrete grade beams in garage.
78. Sump pump to be installed in basement, as per City of Welland standards.
79. Rough-in for 3-piece bathroom in basement (drains only, no water lines), as per applicable plan.
80. Garages to be drywalled and taped in a rough finish.
81. Your home will be in a move in condition on the date of closing. Broadloom to be vacuumed; tiled
areas to be damp mopped; bathtubs to be washed; kitchen cabinets to be broom swept; mirrors to
be cleaned.

Warranty:
Your new home warranty is backed by Tarion Warranty Corporation and includes:
• the home is free from defects in workmanship and materials for one (1) year.
TWO YEAR WARRANTY PROTECTION:
• the home is free from defects in workmanship and materials for caulking, windows and doors so
that the building envelope prevents water penetration.
• defects in workmanship and materials in electrical, plumbing, heating delivery and distribution
systems.
• defects in workmanship and materials which result in detachment, displacement or deterioration
of exterior cladding, leading to detachment or serious deterioration.
• violations of the Ontario Building Code’s health and safety provisions.
SEVEN YEAR WARRANTY PROTECTION (major structural defects):
A major structural defect is defined in the Ontario New Home Warranties Plan Act as:
• a defect in workmanship or materials that result in the failure of a load-bearing part of the home’s
structure, or any defect in workmanship or materials that adversely affect your use of the building
as a home. Purchaser will reimburse the Vendor for the cost of the Warranty Fee as an adjustment
on closing.
