- All trim and interior doors to be painted white (2 coats)

- 5/8" tongue & groove sub floors, nailed, glued and screwed to floor joists
- Ceramic flooring as per plan to be selected from builders samples
- 40 oz. Broadloom or Berber throughout second floor areas with 3/8" chip foam under pad

EXTERIOR
- Lifetime shingles
- Maintenance free aluminum fascia, soffits, eavestrough and downspouts
- All windows and exterior door frames caulked
- Stone and Brick as per elevation
- Maintenance-free vinyl siding
- Casement windows throughout

NOTES Ceilings, walls and bulkheads may be modified to accommodate heating and ventilating requirements. Plans and specifications are subject to modifications at the discretion of the vendor. The builder reserves the right to substitute materials of similar or better quality. E. & O.E. In accordance with TARION rules, the vendor warrants to make any necessary drywall repairs resulting from nail pops and drywall settling at year end. The priming and painting of such repairs will be the full responsibility of the purchaser. Variations in uniformity and colour from Vendors samples may occur and can be expected in some finished materials (i.e. ceramics, natural stone, hardwood) The number of steps at the front and/or rear may vary from that shown and are subject To the grade per the survey plan.
